One challenge with investing in residential property is maintenance - both the time consuming aspect and the unexpected cash outlays required. Many owners refer to this as the "hassle factor". Effectively managed properties minimize this "hassle factor". Some of the systems in place are:

Residential Service Contracts: This property is offered with a residential service contract. This warranty is for the mechanical aspects of the homes, with few exceptions. The tenant agreements specify that the tenant is to pay the first $75.00 of all repairs. The tenant calls the service contract company and submits the claim. The contract company dispatches whatever trade is necessary to repair or replace the covered items. A postcard describing the repair or replacement is sent to the owner and the property manager. Lawn Service: Landlord maintains the lawn and pool. The property also has an automatic lawn sprinkler system.
